From Agriculture to Enterprise
Transforming underused agricultural buildings into a modern indoor cricket facility and four commercial business units.

From Agriculture to Enterprise: A New Vision for Farm Diversification
Located in Colchester, Essex, this project involved the design of a substantial mixed-use commercial building within the Green Belt, incorporating a purpose-built indoor cricket practice facility alongside four Class B8 commercial units. The development formed part of a wider farm diversification strategy, seeking to regenerate an underutilised area of the agricultural holding and establish new, sustainable revenue streams. The proposals involved the demolition of existing dilapidated agricultural buildings and their replacement with a modern, purpose-designed facility supporting both recreational and commercial activities. A key element of the scheme was the provision of an indoor cricket practice facility, responding to an identified local demand for high-quality, cricket training accommodation. Alongside this, four Class B8 units were incorporated into the design, providing commercial accommodation for local businesses and creating an additional income stream for the farm. Our architectural approach focused on creating a practical and efficient building that could accommodate the differing requirements of the sporting and commercial uses within a cohesive development. Careful consideration was given to the overall scale, layout and functionality of the building, ensuring that the design responded appropriately to its agricultural setting. Located within the Green Belt, the proposal sought to make effective use of previously developed land through the replacement of redundant and deteriorating agricultural buildings. Planning permission was successfully granted for the development, enabling the diversification of the site for a combination of sporting and commercial uses. The project demonstrates how thoughtful architectural design can unlock the potential of underused agricultural sites, supporting the long-term viability of farming enterprises whilst delivering valuable new facilities and commercial opportunities for the local community.
